How It Works
What exactly does Legalmaster's Eviction Notice service provide?
Our service provides an easy-to-use online tool that guides you through creating a legally formatted eviction notice suitable for properties in England, Wales, or Scotland (Section 21, Section 8, or Notice to Leave). Based on the information you input, we generate a downloadable PDF document ready for you to sign and serve.
How long does it take to create a notice?
The online form is designed for speed and clarity. If you have the necessary tenancy details readily available (like names, addresses, dates, grounds), you can often complete the process and generate your notice in just a few minutes. The PDF itself is created instantly upon completion.
What information will I need?
You’ll need key details including: full landlord and tenant names, the property address, relevant tenancy dates, rent information (especially for Section 8 rent arrears), and the specific reasons (grounds) why you are issuing the notice. Our guided form will prompt you for each necessary piece of information.
Is the online form easy to use?
Yes, absolutely. We use clear, straightforward questions presented in a step-by-step format. You don’t need to be a legal expert, but you do need to provide accurate details about your specific tenancy situation.
What do I receive at the end of the process?
You will get a downloadable PDF file. This file contains the correctly structured eviction notice, populated with the details you provided, and formatted according to the requirements for the region and notice type you selected.
Can I save my progress if I start filling out the form?
At Legalmaster™, we take data protection and security extremely seriously. For this reason, we do not offer a “save and continue” feature. While other services might send unencrypted links via email—leaving your personal data vulnerable—we’ve chosen a more secure approach to ensure your information remains fully protected at all times.
Legal Compliance
Are the eviction notices generated legally compliant?
Our notice templates are carefully drafted based on current prescribed forms and relevant legislation for England, Wales, and Scotland.
The absolute legal validity of any notice depends critically on two things:
- 1) The accuracy and truthfulness of the information you provide in the form,
- 2) Your prior compliance with all other legal obligations as a landlord (e.g., deposit protection, safety certificates, providing required documents before serving the notice).
Does the service cover all parts of the UK?
Currently, our service generates notices specifically for properties located in England, Wales, and Scotland. Please ensure you select the correct region corresponding to the property’s location when using the form.
How do I know which notice type to use?
Our form includes prompts to help guide you towards the appropriate notice based on the property’s region and whether you are citing specific grounds (like rent arrears or breach of tenancy) or seeking possession at the end of a fixed term/periodically without specific fault (where applicable, e.g., Section 21). However, choosing the correct legal basis can be complex. This service provides document generation; it is not legal advice. If you have any doubt about the appropriate notice type or the specific grounds you should cite, you must seek independent legal advice before serving any notice.
Do I still need advice from a solicitor?
While our service aims to produce an accurate document based on your input, potentially saving on drafting costs, it cannot replace tailored legal advice specific to your situation. We strongly recommend consulting a solicitor or a specialist housing advisor if your situation is complex, if you are unsure about any legal requirements or grounds, if the tenant disputes the notice, or before starting court proceedings.
What about EPCs, Gas Safety etc?
Meeting these requirements before serving notice is crucial, especially for Section 21 notices in England/Wales. Our form may ask you to confirm compliance, but it is your responsibility as the landlord to ensure you have actually fulfilled all these legal duties. Failure to do so can invalidate your eviction notice, regardless of how perfectly the document itself is formatted.
How up-to-date are the notice templates?
We are committed to monitoring property law and updating our templates to reflect changes in legislation and prescribed forms. However, the law can change rapidly, and landlords should always be aware of the legal requirements applicable at the exact time they serve the notice.
Using the Document
How do I get my completed eviction notice?
Once you have completed the online form and finalised your order (including payment if applicable), your eviction notice will be available for instant download directly from our website as a PDF document.
Do you offer printing and delivery?
Yes, we do! If you prefer not to print the notice yourself, you can select our optional printing and delivery service during checkout for an additional £9.99. We will then print the generated notice professionally and post it to your specified address.
Does the generated notice need to be signed?
Yes. The PDF notice includes a designated space for the landlord (or an agent authorised to sign on the landlord’s behalf) to sign and date it. An unsigned eviction notice is not legally valid.
I've downloaded/received my notice – what's next?
The crucial next step is serving the notice correctly on your tenant(s). Legal rules for service must be followed precisely for the notice period to start legally. Common methods include personal delivery, leaving it at the property, or first-class post/recorded delivery (check specific rules for your region and tenancy type). Always keep detailed proof of when and how you served the notice. Our service does not include serving the notice.
What if I realise I made a mistake?
If you notice a significant error—such as incorrect names, dates, addresses, or grounds selected—do not serve the notice. Instead, please contact Legalmaster™ on 0333 340 8984 for guidance.
The notice expiry date has passed, but the tenant hasn't left.
Serving the notice and the notice period expiring does not automatically end the tenancy if the tenant remains. If the tenant does not leave by the required date, your next step is to apply to the relevant court (in England/Wales) or the First-tier Tribunal (Housing and Property Chamber) (in Scotland) for a possession order. Our service covers the generation of the initial notice only and does not extend to preparing or managing court/tribunal applications.
